Have you passed by Dufferin and Lawrence lately? I have…and was quite curious to find a “house-like-structure” being constructed on the North East corner of the large parking lot! In mid 2008 I started hearing rumors of condos coming to the large lot with a mix of commercial and residential units! At the time, all I was able to find was this “Upcoming Project” on the Lanterra Developments website which read:
“Lanterra has submitted plans for an upcoming large scale community at the north-east corner of Dufferin and Lawrence. The project, designed by Page + Steele comprises nearly 10 acres and contemplates a total of 1,600,000 square feet of residential and commercial uses which will include about 1,500 condominiums, 85,000 of street related retail and 60,000 square feet of office space in buildings arranging 7 to 24 storeys. The project surrounds a 3-acre public park being designed by NAK. The project will come to market in the fall of 2008.”
After a few summers of very little change to the corner, I pretty much forgot all about the development…that was until early July 2010, when the structure (pictured) above started to be built! I live a few minutes from the corner and have a lot of friends and family in the area. It’s a close nit community, and when something big like this happens, news travels fast. After several calls, texts, and emails from friends all wanting to know more about the project; I decided to dig a bit deeper to see exactly what was in store for Dufferin and Lawrence!
According to the City Of Toronto’s Building Application Status website, that “house-like-structure” is in fact a temporary sales pavilion! Naturally, my next question was “for what?” That led me to a summary by Daily Commercial News that reported:
“proposed mixed-use development which will include 1,180 residential units and 15,200 sq meters of commercial space. This development will be built in three development blocks; The Westerly parcel (block 1) will have 8,500 sq meters of office space, 6,700 sq meters of commercial space and 1,300 residential units. Proposed for this block are a seven storey podium along Dufferin St. and the east end of block one, connecting to nine and fourteen storey condominium apartment buildings which will front Dufferin St and the east end of Lawrence Ave. Located at the intersection of Dufferin St and Lawrence Ave are three 24 storey towers. This block would include a four level underground parking structure with 1,510 spaces. The Easterly parcel (block 2) will consist of two condominium towers with 580 units, which will have a total area of 37,800 sq meters. These buildings will rise from a seven storey base and will be 10 storeys for the northern building and 14 storeys for the southern building. This block would include a three level underground parking structure with 567 spaces. Block Three proposes construction of a public park abutting the existing Dane Parkette. The project is expected to include 133,500 sq meters of residential space, 6,700 sq meters of commercial space, and 8,500 sq meters of office space.” They also noted that “Preliminary design is underway. City Council rezoning approvals are in place. Arch expects construction will be phased. Schedules for Working drawings, tender for Sub trades and construction will be finalized based on improved market conditions. Further update Fall, 2010.”
