River City has been making a lot of headway these past few months, and because of it, they’re now gearing up for the release of their penthouse collection! We still don’t know all of the exact details but some key features I was able to find out are: 10′ ceilings, Saucier and Perrotte signature staircases, large rooftop terraces with stunning views of the city or open green space and gas hook ups!

The River City Phase 2 development launched a few weeks back with great reception by the broker community! I’ve said it before and i’ll say it a million time more…there is massive potential for this part of town with all the different levels of government pumping money into it’s revitalization! The parks, both Underpass and Don River are just the start of the area amenities being built. The Pan-Am Games of 2015 is also bringing along a variety of local infrastructure that will help connect this part of town with the rest of the City. These changes are going to pay off by making the area both a great place to invest and live!
For those looking for place with a bit more space comes the River City Lofthouses! They range in size from 984 sq.ft. to 1328 sq.ft. and are two storeys tall. Each unit also comes with a large terrace…or in this case, veranda at the front of the unit. Check out the floorplans below: [Read more...]
The much awaited launch of River City Phase 2 has arrived! The building is currently available to only small group of VIP Realtors. I paid the sales centre a visit and took some photos to show what the development will one day look like!
They have a both phase one and two on display for purchasers to see. Phase 2 stands out against the dark cladding of phase one. The three glass towers are made from an array of white cladding and glass.
I love the way the two colours contrast each building yet at the same time the glass pulls the two together! There is no model unit set up at the sales centre but two vignettes of both the kitchen and bathroom are available to see.
The open concept kitchens were designed by Saucier+Perrotte and come with stone countertops, and a kitchen island
(where shown). They also feature industrial-style single under-mount stainless steel sinks, with single lever chrome faucets. The backpainted glass backsplash also has custom valence lighting under the cabinetry. Five brand-name Energy Star® stainless-steel appliances are included in the purchase price and consist of a frost free refrigerator, self-cleaning slide-in stove, 18” or 24” dishwasher, over-the-range microwave, and an all-in-one condensing washer-dryer!
The bathrooms vanities were also designed by S+P with vessel sinks, stone countertops and contemporary single-lever faucets. The medicine cabinets are also custom designed and feature back-lit medicine cabinets with a sliding mirror.

This is our first preview into what the kitchens will one day look like. The appliances looked tucked away from sight and built in to the kitchen space. The island doubles as a dinner table and prep area!

The fall pre-construction market has brought us a ton of new condos, all over the City! We’ve seen launches such as 3018 Yonge to the North, B Street in the Annex, The Carlaw and River City in the West Donlands and Leslieville neighbourhoods… but nothing in the East Bayfront Area. Thanks to Great Gulf Homes, all that is about to change with the launch of Monde Condos.
The Developer brought in the world renowned architect Moshe Safdie to design Monde. You may have never heard of him before, but I can almost gaurentee you’ve seen his work. Mr. Safdie first became known for is design at Habitat 67 in Montreal. He is also the man behind the National Gallery of Canada, Vancouver Library Square, Montreal Museum of Fine Arts, and the newly updated Terminal 1 at Toronto’s Pearson International Airport. I’m certain the Monde will one day be added to his legacy of accomplishments as well… It will also be the first residential project by Moshe Safdie in Canada since his landmark Habitat ’67 in Montreal. River City Phase 2 will feature approximately 240 loft style spaces… along with a small collection of double storey Loft houses! As highlighted above, the Loft Houses will be on the ground level Phase 2 and will extend along the base of the three glass towers.
They will be located on the East side of the development over looking the Don River and each will have it’s own “mud room”! Based on the rendering above, it appears that only nine of these Loft Houses will be made available. If you thought I was excited with all my posts about the River City developments back in 2009… look out, becuase you have’nt seen anything yet. The second phase of the master planned community is coming, and boooy am I excited.
Before I get into the details Phase 2, let’s take a quick minute to look at all the features that make the development so attractive as a place to live and invest. For starters, there’s all the infracture that’s being pumped into the area. Most notably The Don River Park – which is currently being transformed from an abandoned post-industrial site into an 18 acre greenscape. Secondly there’s the Underpass Park - the most extensive park to ever be built under an overpass in Canada, and the first in Toronto. The Park will cover approximatily 2.5 acres under and around the Eastern Avenue overpasses. Now that you’re a bit more up to speed with what’s happening AROUND the development, let’s take a closer look at what’s happening IN the development.
River City will be the first residential development going for a Gold LEED Certification in Toronto! LEED ranks building design, construction, and operational practices that provide high quality and high performance advantages to increase occupant health, comfort, productivity while reducing environmental impacts. Oh, and on top of that…they also won the BILD award for Best Building Design in 2010!
So now that you’ve had a quick recap of the area, let’s look at what the next phase has in-store!
River City Phase 2 (or the Three Mini-Towers as they’re affectionately being called) is the second part of the 4 phased development by the Urban Capital Property Group. The glass towers stand 12 storeys tall and will contain about 240 loft style space from 452 sq.ft. to almost 1100 sq.ft! Ceiling heights will be 9 ft high with exposed concrete ceilings and columns. Not a fan of carpet? Not a problem! The floors will be constructed with environmentally sustainable engineered hardwood floors, in all living and bedroom areas. The bathrooms will have Saucier + Perrotte designed vanities with vessel sinks and ceramic tiles.
By now, I’ve easily written close to a thousand words about the 8 Gladstone Lofts…but as the saying goes “a picture says more”.
Armed with my iPhone camera, I stopped by the 8 Gladstone Sales Centre to check out their hip new hub! Located at 1230 Queen St West, the sales centre is a complete transformation from the old warehouse that once sat on the property. Black walls, high cielings, and accents of bright pink are the first things I noticed. After signing in, I was given a tour of the sales centre starting with the model unit!
The loft is a replica of the 605 Sq.Ft. layout pictured below!
The first thing that caught my eyes were the large 24”x24” procelin tiles…it came as a welcomed surprise from the typical engineering laminate seen in most sales centres these days. This floor plan in particular unit has the split bathroom, with the toilet and sink on one side and the shower with a 5 foot vanity on the other!
I often prefer walking into a dedicated foyer first instead of a kitchen or busy living space. Something about the division of space makes the floorplan feel bigger. Shortly past the enterance is a laundry room deep enough to store your cleaning products…with some room to spare for a broom and mop!
A “pegged” art piece was put up along the wall that leads guests into the living/dinning/sleeping areas. I’m sure any true Queen West dweller will have no shortage of ideas for the blank canvas of a wall! [Read more...]
On Monday, Streetcar Developments had an info session at the Gladstone Hotel for real estate community to get it’s first hand look at 8 Gladstone. For the past few weeks i’ve been spotlighting different pieces of the development on the blog, but was missing one vital part… price!
Prices for the first 6 floors start from $249,900 and up to $489,000. There are NO studio apartments at 8 Gladstone and even the smallest unit (at 471 sqf) comes with a separate bedroom! Over 30 of the 86 units are priced under $300,000 and many of these also come with a balcony or terrace! For units larger than 577 sqf. parking is availabable at a cost of $30,000. Storage lockers are $5,000 and bike lockers are $2,000. Deposits are 15% over 180 days with a further 5% due on occupancy! Maintenence is estimated to be $0.515 psf per month, with hydro individually metered.
There will be very few amenities in the building, basically a gym, lobby and pet spa (room to wash down your dog). In intimate projects like this, it’s better to have less amenities as unit owners would have a larger share of monthly expenses to pay for in comparison to a larger residential tower…. Bedrooms with sliding doors will have frosted glass, and floors will be covered with modular, low VOC broadloom tiles (made from recycled materials).
